RULES & REGULATIONS

 

HOMEOWNERS MUST READ, UNDERSTAND, AND FOLLOW
ALL CLUBHOUSE AND SPACE RULES AND REGULATIONS

 

The following rules apply to the entire property of the Lake Club unless specified otherwise in the rules. All provisions of the
general Rules and Regulations also apply to activities conducted during private reserved events unless otherwise specified in the Reservation Agreement.

Usage of the Lake Club property is a privilege, not a right. Failure to adhere to these guidelines may result in expulsion
from the property, suspension of future use privileges, and/or assessment of fees for damage to the property.

Fairfield fire code limits capacity as per the posted signage. If the space becomes overcrowded,
homeowners may not be allowed in the space until others leave.

CONDUCT

Homeowners and their guests shall be polite and respectful to other residents, guests and Clubhouse representatives at all times.

Disorderly conduct, excessive noise and/or abusive language, harassment of other guests, fighting, or inappropriate sexual conduct will NOT be tolerated at any time. If a resident or resident’s guests are found to violate this rule, they may be required to immediately leave the premises.

The use of a reserved space is restricted to private parties, meetings, or events held by homeowners of One Lake. Clubhouse guests are not allowed to interrupt, attend, or disrupt private events in reserved spaces. Courtesy to the private events is required and if a homeowner or guest fails to respect the private event, they will be required to leave the property.

Homeowners and their guests are expected to maintain a clean and neat appearance of any areas of the Clubhouse they are using. If a guest’s belongings or trash become scattered around an area, they will be reminded to keep their belongings and trash from affecting others. Property damage or theft are immediate grounds for expulsion from the property and may result in a suspension of homeowner use privileges.

DRESS CODE

Shirts and shoes (or sandals / flip flops) are required in the Clubhouse.

Bathing suit cover-ups or shirts are required in the Clubhouse if coming from the pool area.

No nudity is allowed in the pool area, or any other area of the clubhouse property except as necessary when in changing rooms or restrooms.

MINORS USE OF THE PROPERTY

Minors under the age of 14 must be under the supervision of a specific adult over 18 years of age that acknowledges responsibility for that minor.

The Lake Club is not a playground. Climbing on furniture, running around, wrestling, etc. are not allowed.

GUESTS OF HOMEOWNERS

One Lake and Lake Club management’s primary concern with Homeowners bringing guests to the facility is fairness
and overcrowding, especially when the pool opens.

SECTION A

As a guideline, homeowners are allowed to bring 1 guest per homeowner resident in attendance. For example, if one homeowner is in attendance, they are allowed to bring one guest; if 3 of the homeowner residents in the household are present, then they are allowed to each have a guest for a total of 3 guests – example a parent with two children could bring 3 guests total.

SECTION C

If a homeowner wants to bring more guests than the guideline in Section (a), they must check-in with Lake Club staff to get permission. If the facility is not crowded, then it will likely be approved. But if the facility is crowded, it may not be possible to grant permission for the exception to the guideline in (a).

SECTION E

Homeowners are not allowed to host guests for parties, events, or “pool parties, etc. unless they have rented an event space, and in the case of pool attendance have rented the BBQ Patio area. Renting an interior space does not entitle homeowners to host a pool party for their guests.

SECTION B

Guests can not be left unattended at the Lake Club without a homeowner present.

SECTION D

IF, the facility is very crowded such that homeowners are not able enter the Lake Club and find space, staff may require guests to leave in order to retain the Lake Club for homeowner use only.

ALCOHOL & SMOKING

The consumption of alcoholic beverages is not allowed unless it is a permitted part of a private party event. Smoking and vaping are not allowed inside the Clubhouse or in the outdoor parts of the Clubhouse property. No illegal drugs, narcotics or other illegal substances are permitted on the property.

Under NO circumstances will alcoholic beverages be served to minors.

NOISE

Loud music, video, audio, phone calls that disrupt other guests enjoyment of the Clubhouse spaces are not allowed. Guests will respect requests to turn down their noise or move to another space if requested by other guests or staff.

PARKING

Guests must abide by parking guidelines as defined by the signage in the parking lot, and/or City of Fairfield. Failure to do so may result in a vehicle being ticketed or towed, at the vehicle owner’s expense. It is the responsibility of the homeowners to inform their guests of the parking guidelines.

PETS

Pets are not permitted in the clubhouse or one the premises at any time, except for seeing-eye or similar service dogs.

PROPERTY CARE

No tacking, nailing or taping of any decorations on walls, windows or furniture. No extension cords, hoses or other components are allowed to be attached to the exterior or the interior of the building at any time.

If furniture is moved, it must be returned to the same position as where it was found. Homeowners are responsible for any damage, including but not limited to, equipment, electronics, flooring, fixtures, walls or furnishings due to any changes in location of any item or by any action caused by the homeowner or their guests.
